The story in brief
- Acquisitions outpace resales. In the quarter to June 2026, Opendoor purchased 4,378 homes but completed 2,339 resales, compared with 4,299 resales a year earlier.
- Home economics improved. Contribution Profit rose 59% from the preceding quarter to $51 million in the quarter to June 2026, while Contribution Margin reached 5.8%.
- Profitability remains prospective. Management expects positive Adjusted Net Income on a twelve-month go-forward basis by the end of 2026, rather than reporting an achieved annual profit.
What drives the business
- Opendoor is the largest U.S. direct home acquisition platform, and in late 2025 it began expanding from selected markets to offer coverage across substantially all residential zip codes in the contiguous United States.
- Its core Cash Offer product takes ownership of homes rather than earning brokerage commissions, making acquisition pricing, renovation costs and resale speed central to the business, while title and escrow services add fees.
- In the quarter to June 2026, home purchases increased 77% from the preceding quarter and 149% from a year earlier, while fixed operating expenses were $35 million compared with $33 million in the preceding quarter.
- As of August 2026, Opendoor expected its Home Loans product to finance over half of scheduled resale closings in Colorado and nearly 1 in 5 in Texas, extending its role beyond the home transaction.
- In August 2026, Opendoor announced $650 million of 0% convertible notes due 2030 alongside a $158 million share repurchase and capped call transactions, a package intended to add $440 million of growth capital and reduce shares outstanding by 5%.
What the price assumes
The profit growth implied by the $2.43 share price is not measurable through a reverse DCF because free cash flow and operating earnings are both negative, leaving the price dependent on future profits.
The price represents 0.7x revenue, against revenue growth of -37.2% over the last twelve months and -34.5% a year over the last three years.
Opendoor passes TenQ's sales valuation check of under 2.5x, but its free cash flow yield of -20.1% falls short of the above 3% check, so the sales multiple is not supported by positive cash generation.
What could change the story
- Home inventory reached 5,459 properties at June 2026, exposing Opendoor to holding costs, financing costs and home price changes while those properties await resale.
- Free cash flow was -$474 million over the last twelve months, and the $896 million cash balance at June 2026 preceded the August financing announcement, making subsequent cash use important to judging how much capacity that financing adds.
- Contribution Profit measures economics on completed resales rather than companywide profitability, and the operating margin of -16.0% over the last twelve months shows the remaining gap.
- Stock-based pay was $371 million over the last twelve months, while management expects approximately $110 million in the quarter to September 2026, leaving dilution relevant despite the announced share repurchase.
What to watch next
- For the quarter to September 2026, management expects revenue growth of at least 20% from a year earlier, Contribution Profit dollars to more than double and Contribution Margin around 4% to 4.5%.
- The next releases will test management's expectations for positive Adjusted EBITDA on a twelve-month go-forward basis as of the quarter to June 2026 and positive Adjusted Net Income on the same basis by the end of 2026.
- Completed resales, inventory and the share of listed homes on the market for more than 120 days will show whether acquisitions are moving through the business, with that aging measure at 9% at June 2026.
- Reported cash, debt and shares outstanding after the August financing will show its balance sheet effects alongside the cash required to expand home inventory.
